    JD,

    That’s EXACTLY why you need private lenders…they ARE NOT hard money lenders, they are private people with money to loan. We don’t pay our private lenders any points, and neither should you!

    Stop using hard money lenders, and start finding private lenders instead. You profitability per deal will skyrocket!

    Hi Stephen,

    It’s all terminology I suppose. HML are people who run a business, and charge points.

    PML are individuals who are looking for a better rate of return than their other investments.
