I liked the webinar, but as an agent from LI,NY, I can tell you that you cannot pull a list of cash buyers off MLS, per se. You actually have to go thru each closed deal and see if the purchase was in cash and who the buyer was. You will not know,however,where the mailing address of the buyer is, so you’ll have to hope any soliciting materials that you send to the listing address actually reach the buyer, and if the house was purchased months in the past, that may not happen. It might be easier to go to Listsource and just buy the list of cash buyers. And considering how savy cash buyer’s are here, they don’t really need you; they’re already connected, so I’m pretty sure that your methods won’t work here, at least the part about using MLS and agents. And BTW- This market wasn’t crushed like the one you’re in, and that can’t be overstated when it comes to flipping real estate the way you’re doing it. Here, it’s fix and flip. The reo guys won’t work with newbies or middlemen, and the rehabbers don’t need you. Like I said, they’re already connected. Once again, you’re better off getting a list from Realquest or Listsource and soliciting out of area owners of free and clear or high equity homes for your cash buyers,maybe narrowed down by the area criteria of your buyers.
