Guerilla Marketing For Real Estate Investors: Getting Creative

Last month I wrote a blog post about how Chase Home Finance had opened 51 “Home Ownership” centers across the country. These centers were to provide free foreclosure and loan modification counseling for anyone who was behind on a Chase mortgage.
I mentioned this and asked people to find creative ways on how they could use this information to grow their business. I actually went out to one of the Chase Home Ownership centers here in San Diego, but discovered that they don’t refer any business out. Even if the homeowner is denied a loan modification!
But I knew that these were high traffic areas with highly targeted prospects: people behind on their mortgages. I recorded a quick video to show you how we ended up targeting these homeowners:
After you watch the video below, please leave a comment. I installed a new plug-in on my blog, and it automatically gives anyone who lives a comment on my blog high ranking, one-way back link to their site just for a leaving a comment.
Now why would you want to do that, you ask? Well, one of the best ways to get your sites to rank higher in the search engines is to get lots of ONE WAY links coming to your site. That’s because Google sees each link as a “vote” in terms of relevance and popularity for your site.
Normally this is very time consuming, but I found a new WordPress plugin called “Top Commentators”.
The Top Commentators plugin actually lists the top 10 commentators on EVERY PAGE of the bloggers blog WITH a one-way link back to the commentators website! Do you see how big this can be? If you are ranked as one of the top 10 commentators on a blog with 50 pages you’ll instantly get 50 one-way links pointing back to YOUR website! How cool is that? What if the blog had 100,000 webpages?
So here’s how this works…
You need to find blogs that are using the Top Commentator plugin (do a Google search) and you need to leave RELEVANT, USEFUL comments on those blogs.
So where do you start??? Here’s where you can help me, help you…
If you look on the right side bar you’ll see that I have the Top Commentators plugin installed. And because I have only a few comments at this time, YOU can easily become a Top Commentator listed on this blog with a one-way link back to your site! And yes, my blog will be is continually growing, which means more and more links and free traffic back to your website over time.
So there you have it…a free way to get quality traffic. All you need to do is post a USEFUL comment here on the blog. I figured that this post was the perfect start, because there’s a great video on here.

Signs that you hang anywhere, as long as they are high traffic areas, work.
You just have to get creative.

As for the sign, good idea. I’m sure you’re payining Mike, but I wonder about the Chase bank people. I knew they wouldn’t give you client info, but why wouldn’t they give their clients your info? Maybe you needed to take the biz card of one of the Chase workers and talk to them about referring you to the client for a finder’s fee.
Maybe you could find a depressed Texas democrat to fly his small plane into the Chase building…just tell him it’s full of IRS agents too! And it could have a banner with your info on it to get some marketing done at the same time.

I saw the signs coming!! The minute you said “as we were getting in the car to leave” I thought he’s going to find a great place to post a sign and take advantage of this targeted traffic. I’m just suprised it was Mikes idea and not yours.
I also do not have a mortgage center in my area. Can you give a couple tips on some other locations where targeted traffic may frequent.
I’ve got one at the exit of the grocery outlet figuring those having difficulty are saving wherever possible, especially on groceries.

We went into the Chase offices. We asked them “what happens when someone gets rejected for a loan modification?”.
They told us that they advise them to sell the property.
We asked “Can you refer those people to us, we’d like to buy the properties”
Chase told us that they can’t do that.
Now, could we have been more persistent? Possibly…but for now, the sign is working just fine.
Also, for the record, we did NOT pay Mike a penny. He was super cool and didn’t even ask for any money!

In the Chase (and banking/financial institution realms) it’s common not to disclose any customer information no matter what….however of course they would likely sell these lists elsewhere

That was truly brilliant to put the sign where you did especially after being turned away by the folks at Chase. Big thanks to Mike the owner of the trailer business for allowing you to place the sign there. Please share the amount of business you have receive from the sign in a future blog post.
As usual, great advice Justin. Very creative, but there is also another lesson here.
You have got to ASK for what you want and keep asking different people and places until you get what you want. Thinking creatively combined with asking will yield incredible results.

Great idea! Bandit signs have been the greatest source of leads for my Real Estate biz, but dealing with the sign police is a hassle. I need to find some places I can place more permanent banners.
Identify the largest real estate brokerage office in your area, then hang a sign nearby. This will do two things: 1) capture attention from sellers going to the brokerage to list their house for sale, and 2) get motivated real estate agent helpers for you too.
I really like this idea. I was wondering how you were going to overcome the sign police and the suits at Chase.
I hope that the owner of trailersplus.com gets lots of business and his generosity is repaid. That was awesome of him to do!

I think this guy is awesome. There are so many place that just seem to be obvious however we miss then all the time. This is Noe of the best ideas out there to show that no matter the obstacle there’s always light at the end of the tunnel.

Awesome job on the creativity. So many people think they have to follow the marketing standards – that’s not the way to do it! Be brave, ask random people in good locations if you can hang signs (lol) go out there and be seen!
Great idea. I think I need to put a sign up for stressed out home owners.
It is important to help people who are in foreclosure. I think trying to help them keep their house is a good, honorable, thing to do.
One great tip I heard about helping those in foreclosure is to buy a house that is in foreclosure. The interest that the current owners are paying is likely very high, simply offer to allow them to stay in the place and drop the rent to below their normal payments. They will still consider it their home and they won’t trash it (they may even buy it back from you once they are in better shape AND they will easily pay your low interest mortgage payments with their rent!)
