Case Study: Half Million Dollar La Jolla Condo For Only $30 Out Of Pocket

I decided to post the audio replay to the this month’s coaching call, because it was full of great information, and I want you to see how you can personally get on the phone with me once a month and get your real estate investing questions answered.  You can listen to this month’s training call here.

On the coaching call this past Tuesday night I outlined (VERY QUICKLY) how we structured the La Jolla deal, and then answered a few questions. Chase Bank To Host Foreclosure Prevention Counseling Events

Chase Bank will host multiday foreclosure prevention counseling events in eight markets across the country.  The events will occur over the next five months and the first one will be held in Chicago from May 13-17. Events for Atlanta and Washington, D.C., will follow in June. Dates for the remaining markets — New York, Northern California, Orlando, Phoenix, and Southern California — have not yet been announced.

Now as a real estate investor, how can this benefit you?

Well, do you think that a lot of your prospects (homeowners facing foreclosure) might be at these events?  Did you know that Chase opened 51 Chase Homeownership Centers nationwide to help homeowners facing foreclosure?

Check the list.  Their might even be one in your town.  There’s 2 of them here in San Diego.

My team and I are sitting down today to strategize about how we might be able to work with these centers.

I wouldn’t recommend just running in the door and screaming “We Buy Houses!”.

“If You’re Not Embarrased By Your First Offer, It’s Too High”

Words to live by. I can’t remember when or where I first heard this quote, but I love this advice, and often remind myself about it when talking to sellers. Remember that 99% of sellers out there aren’t a good fit for you investing business. Don’t let those people get you down.

I’m experimenting with a new tool that you’ll be hearing about in September. In only 48 hours, I’ve generated a new short sale and (I’m still waiting on details) a block of 17 individual condos all set to go into preforeclosure, that could be 17 new short sales for me to work on.

I’m also going to be interviewing another student who just closed a short sale deal from one of our leads, and I’ll post that success story soon enough.

If you’re not closing enough deals, I would encourage you to ask yourself 2 questions each day:

1. What properties am I making offers on today?
2. What I doing today in marketing my business to make my phone ring tomorrow?

Now go out there and buy a house!
